It's important for you to negotiate the following factors into your transaction at the time you sell the
property. Why? Because you may want to sell all or part of the note prior to maturity and
you'll want to get the highest possible price.

Be sure to have monthly payments of at least interest only, market interest rate (2nds are
higher than 1sts), late charge, due on sale clause, and realty tax service.
Include a request for notice of default and a notice of delinquency on any senior liens; require
fire insurance coverage as an additional insured.
Obtain copies of the property appraisal, the buyer's signed loan application and credit report, any
senior lien, and any special reports done on the property.
Require title insurance on both the property and your mortgage.
